A home inspection is a non-invasive visual inspection of a homes exterior, roof, foundation, crawlspace, and interior. A home inspection is not a code inspection, or a municipal inspection. Home inspectors are independent entities that report on any observed defects within a home.
While its not required by law, its highly recommended that a buyer of a home get a home inspection. The inspection may reveal material defects within a home that you weren’t prepared for. Its about a peace of mind.
Short answer is Yes. Althoiugh the state of Georgia does not have any licensing requirements, our inspector is governed by the International Association of Certified Home Inspectors (interNACHI). We make every effort to keep up to date and hold ourselves to a higher level by joining independent inspector associations, and participating in continuing education.
Yes we carry all insurance necessary to operate our business.
No, a professional home inspection is not a pass or fail of a property. Its a visual inspection of the home at that current time and a report of any observations. It is not a code inspection or any sort of appraisal that determines a homes value.
No home is perfect, a home can suffer defects simply from wear and tear. If a report discovers a major defect, its up to you whether or not you’d like to purchase the home. Every real estate transaction is different, you may discover that you no longer want to proceed in the purchase, its simply a matter of being on notice or aware of any issues. In some negotiations, a seller maybe willing to make repairs to help close.
Not necessarily, of course we need access to the property from the seller, its not necessary for you (or your agent) to be present, though its highly recommended.
